Dear guests!

You spend your holiday in a private holiday apartment.

We have put a lot of effort into the furnishings for you and hope that you spend a nice and relaxing holiday in our holiday apartments.
The apartments are equipped with basic amenities such as toilet paper, soap, bathroom cleaner, garbage bags, coffee filters size 4, dishwasher taps, washing-up liquid, Zewa, baking paper.

The following "Small House Rules" are intended to give you some guidance on how we ideally imagine the apartment and its inventory should be handled. We have also listed a few rules that we hope you will understand.

By treating the apartment properly and showing mutual consideration, you will help us to continue to provide you with a beautiful holiday apartment in the future.

Generally:
If you miss something in the facility or if you have any questions, please feel free to contact us.

The use of the holiday apartments or staying on the premises is at your own risk.

The tenant and fellow travelers must treat the rental property with care and take care of it.

Arrival and departure:
The holiday apartment is available from 4 p.m. on the day of arrival. Please let us know your expected arrival time a few days before arrival. The keys will be handed over using a code. This will be sent via confirmation after the amount has been received in our account.

On the day of departure, the apartment must be vacated by 10:00 a.m. (exception: see “Late check-out”). All used dishes must be put back in the cupboards and ashtrays must be cleaned.

bath
To avoid unnecessary damage, close the shower when using it. Leave the water in the bath when using it. Leave the window, and if possible the door, open after showering to allow air to circulate.
No hygiene products, waste, food scraps, harmful liquids, fats or similar may be thrown or poured into the shower or toilet. Please use the facilities provided.

Damage
No one damages things intentionally. If this does happen, the damage must be reported to us immediately to avoid any subsequent problems. The guest is liable for damages up to the replacement/repair costs.

Bed sheets towels
We provide you with 1 equipment package for your stay (1 x bed linen for double bed, 2 bath towels, 2 hand towels, 2 tea towels).

pay
The full rental amount must be paid in cash or by bank transfer before/upon moving into the apartment.
EC card payment is possible, unfortunately we cannot accept credit cards and checks.

The booking is confirmed and binding upon confirmation. At the same time, you accept our house rules/terms and conditions and cancellation policy.

Cover
The wool blankets in the holiday apartments are only intended for the in-house area and we ask you not to use them as picnic blankets. A separate picnic blanket is available on request.

Final cleaning
The costs of the final cleaning are included in the flat rate, unless otherwise agreed. They are calculated based on normal cleaning effort.

The apartment must be left swept clean upon departure, dishes must be washed and put away (see “Arrival and Departure”), please separate the garbage (see “Garbage”), glass must be disposed of by yourself.

If there is still particularly heavy dirt on departure, this will be invoiced according to the amount of work involved.

For long-term bookings, intermediate cleaning is possible on request. Please ask us about this. Costs on request.

Liability
The landlord is not liable for the guest's valuables.

House rules
Under certain circumstances it may be necessary for the landlord to enter the holiday apartment; this will be done with short notice if possible.

Pets
In consideration of the increasing number of allergy sufferers, pets are not allowed in the apartments, the building or the complex

Heating
The apartments are equipped with central heating.

Internet/Wi-Fi
The holiday apartments have wireless Internet access (Wi-Fi). Please ask us for the access code.

Cot/high chair
If you wish, we can provide you with a travel cot and/or a high chair for a fee of €15 each. Please just let us know what you need when you book.

Kitchen
Please treat the kitchen equipment and technical devices with care. The dishes may only be put back in the cupboards when they are clean. The same applies to cutlery, pots and appliances that you have used. No waste, leftover food, harmful liquids, fats or similar may be thrown or poured into the sink, as this could lead to unpleasant blockages. Please also do not put any leftover food that is still on the plates into the dishwasher.

Termination
If the rental conditions are violated repeatedly, the landlord can terminate the rental agreement unilaterally and the guest must leave the holiday apartment immediately. In this case, there is no entitlement to a refund of the rental price.

Ventilate
To avoid the formation of mold, we ask you to ventilate the rooms sufficiently. At least once a day for 5-10 minutes and especially after showering.

Garbage
Since we are obliged to separate waste, we ask you to help us.

The waste must be separated according to:

1 Packaging material according to yellow bin (all packaging with the green dot, no food leftovers)

2 paper bin with blue lid

3 Organic waste brown bin (food scraps)

4 Residual waste black bin (everything that does not fall under the other categories)

We provide you with garbage bags in the starter set.

Reusable bottles and other deposit items must be disposed of independently. If you leave deposit bottles in your apartment, the deposit cannot be credited/refunded.

extra costs
Water, electricity, heating and garbage are included in the rental price unless otherwise agreed. These costs are calculated for normal consumption; if they are above average, the landlord reserves the right to make an additional charge.

Parking
You can park directly in front of the house.

The lessor is not liable for loss of or damage to motor vehicles parked or maneuvered on the property and their contents, except in cases of intent or gross negligence.

Children
Responsibility for children lies with the parents or guardians and is not borne by the landlord.

Price reduction
In the event of a short-term failure of furnishings, public utilities or due to force majeure, there is no entitlement to a price reduction. Defects in the holiday apartment must be reported to the landlord immediately. The guest grants the landlord a reasonable period of time to remedy the defects. Later complaints will not be accepted and cannot be taken into account.

Smoke
Smoking is strictly prohibited in our house. Damage such as burn marks and holes in or on furniture, floors, bed linen, tablecloths, etc. will result in us having to charge you for this at the replacement value. It is possible to smoke on the terrace or balcony, please do not dispose of the remains on the property but in the ashtray and later in the residual waste. You will find the ashtray on the terrace or balcony.

cleaning
If you have an accident (extreme dirt, liquids on the floor or work surfaces, etc.), we ask you to clean it up immediately. Brooms, dustpans, buckets, mops and cleaning supplies are available.

Rest periods
The holiday apartments are located in a very quiet rural area. Due to the agricultural area in the immediate vicinity, tractors and other agricultural equipment are used on Sundays and public holidays. This is beyond our control and is not a reason for a price reduction. In the interests of good neighbourliness, we ask you to observe public quiet times such as lunchtime, nighttime and Sunday quiet. Out of consideration, quiet should also be kept in the holiday apartment itself between 10 p.m. and 7 a.m.

Key
Loss of keys must be reported immediately and the guest is liable for the replacement costs.

Shoes
We ask you not to walk around the apartment wearing street shoes, especially during the wet months. Please bring appropriate slippers with you.

Duty of care
We assume that you will treat the rental property with care and ensure that fellow travelers and relatives also comply with the rental conditions. Please pay particular attention to your children.

The entrance door should always be closed and locked with a key when leaving the house. Likewise, all windows should be closed when leaving the apartment to avoid possible damage from storms or burglary.

Water and electricity resources must be used carefully.

Ticketing
Please send booking requests to us by phone or, better yet, by email or messenger using our booking request form. A definitive booking must always be made in writing by post or email.
Method:
1. Request via booking form by the guest for the desired period

2. We will reply with exact price information by email

3. If booking is requested, the guest must pay the corresponding amount 4 weeks before the start of the holiday

4. After receipt of payment, we will send you the booking confirmation (by email), including key code

Cancellations
We hope that you do not have to cancel your holiday unexpectedly. However, if this does happen, the following cancellation fees will apply:
Cancellation of booking
-up to 49 days before the start of the rental period: 10% of the rental price
-up to 35 days before the start of the rental period: 30% of the rental price
-up to 21 days before the start of the rental period: 60% of the rental price
-up to 14 days before the start of the rental period: 90% of the rental price
-otherwise (later than 14 days before the start of the rental period) 100% of the rental price

Cancellations must be made by 12 noon CET (Central European Time) on the day in question.

If no prior verbal or written cancellation is made, we will unfortunately have to charge the full amount.

phone
There is no telephone in the apartment.

Early departure
No refund will be given in case of early departure.
